美國房地產在基本面明顯好轉下，吸引國際資金進駐，依據EPFR統計，美國REITs基金於2012年流入約92億美金，不動產基金則流入33億美金，合計高達125億美金，創下歷史新高。台新投信表示，由於美國房市持續復甦，包括WellsFargo 、JP Morgan、Deutsche Bank以及UBS等多家外資普遍預測，2013年美國REITs的報酬率約可達12%（包含EPS成長率9% 及配息3.5%），Barclays更預估2013年美國REITs報酬率將達18.4%，稱霸所有REITs市場。
